House E: A-Frame Loft Cabin (4m × 5.5m, Two Levels)

House E is our innovative two-story A-frame cabin, sized at 4.00 × 5.50 meters with a lofty design. It features a main floor living area, plus a loft above, effectively doubling the usable space while still maintaining the essence of a true tiny home. The tall A-frame structure offers a sleeping loft or extra storage/guest space upstairs, along with a comfortable living room and kitchen area below. Large windows in the front and side brighten the interior and offer views of the tropical surroundings. House E’s clever use of vertical space makes it ideal for those who want a bit more room – perhaps a small family or a couple who works from home. It’s a tiny house that feels surprisingly spacious, all while retaining the efficient prefab construction and quick build time.

Can foreigners really own these homes in Thailand?
Yes. Foreigners cannot own land in Thailand outright, but you can own buildings and houses. With HD Residence, if you opt for our leased land, you'll hold a 20-year lease on the land (in your name or a company name) and you will fully own the house itself. The house comes with documentation proving your ownership. This setup is completely legal and common for foreign residents in Thailand. If you build on your own land, the land might be owned by your Thai spouse, a Thai company, or leased long-term - in all cases, the house is yours. We'll guide you through the paperwork so you have peace of mind.
What is included in the price of the tiny house?
Our pricing includes the fully constructed prefabricated house delivered and assembled on the plot. The house comes with a finished interior: flooring, walls, ceiling, windows, doors, a basic bathroom (toilet, sink, shower), and plumbing and electrical systems installed. In the kitchen area, we provide the sink and basic counter; you can add your preferred stove or appliances. Lighting (LED fixtures) and outlets are pre-installed. Essentially, the home is turnkey - just bring your furniture, appliances (like fridge or TV), and personal touches. (Note: The price doesn't include those personal furnishings or appliances, so you can customize to your liking. For Option 1 on our land, the price also includes the land lease for 20 years and utility hookup; for Option 2 on your own land, utility hookup is included but any fees for connecting to the grid or municipal water are separate.)
How long does it really take to build and move in?
Speed is our specialty. Once you finalize your design and make the initial deposit, we begin factory construction of your tiny home. The fabrication typically takes about 4 weeks. After that, on-site assembly and finishing touches usually take only a few days to a week. So, from the day you say “go” to the day you have keys in hand can be as quick as 4-6 weeks, barring any unexpected weather or scheduling issues. We coordinate everything to keep the timeline on track. In short, you could sign up today and be enjoying your new Koh Samui pod house by next month!
Are the houses movable if I need to relocate?
Absolutely. Our pod homes are designed to be relocatable (often called “knock-down” houses). If you ever need to move, we can assist in disassembling the unit and transporting it to a new location. This process is much faster and cost-effective than moving a traditional house. Many components of the house can be taken apart and reassembled without damaging the structure. Whether you want to move your home to a different plot on Koh Samui, take it to another province, or simply reposition it on the same land, you have the flexibility to do so. This is ideal for lease situations - for example, at the end of your 20-year land lease, you have the option to move your house to a new plot if needed.
Do I need any building permits or approvals?
We handle the necessary permissions for houses on our community land, so you won't need to worry about permits in Option 1 - it's all taken care of under our development. If you're placing the house on your own land (Option 2), Thai law may require a building permit or notification to local authorities, just as it would for any new structure. The requirements can depend on the size of the house and local regulations. We will provide you with the house plans and any needed technical documents to help with permit applications. In many cases, the process is straightforward because the houses are small and pre-engineered. We're happy to advise you on how to comply with local building rules so everything is above board.
What about utilities and services?
In our HD Residence community, each tiny home plot is equipped with government-provided electricity and water supply. You'll have a standard electric meter and water meter, and you pay bills according to your usage (there are no extra utility surcharges from us). The water is municipal water, and for wastewater each home is fitted with an appropriate septic system or sewage connection as required - we handle that installation. You can also get high-speed internet and other services on site; Koh Samui has multiple internet providers, and hooking up a line to your tiny house is easy. If your home is on your own land, you will need to have electricity and water access arranged for that property. We will connect our house's systems to your supply when we do the installation. Either way, you'll have all the comforts of a normal house - lights, running water, hot showers, Wi-Fi - just in a cozier space.
Is there a maintenance or community fee?
For homes on our leased community land (Option 1), yes, there is a modest maintenance fee of THB 750 per month. This fee covers the upkeep of common areas (like the shared pool, gardens, and walkways), security if provided, garbage collection, and general maintenance of the community infrastructure. We strive to keep this fee low just to cover essential costs and keep the community clean and enjoyable. If you own a home on your own land (Option 2), there is of course no monthly community fee to us - you'd handle your own property maintenance. The THB 750 fee is only for those enjoying the amenities and services of the HD Residence community.
How durable are these tiny houses in a tropical climate?
Our houses are built with tropical conditions in mind. The structures use galvanized steel frames and high-quality building materials that resist corrosion and pests (termites can be a concern in Thailand, so we've made sure to choose materials that are termite-resistant). The walls and roof panels are insulated to keep the interior cool in hot weather and to withstand heavy rain. Roof designs have a strong pitch (especially the A-frame models) or water drainage systems to handle monsoon rains. Windows and doors are properly sealed and weather-stripped. Many owners install air conditioning units, which our design readily supports, to stay extra cool during hot season. Rest assured, these prefabricated homes are meant to last for many years in the island climate. We also provide a structural warranty (ask us for details) for additional peace of mind.
Can I customize the design or choose different finishes?
We offer a selection of pre-designed models (the five main layouts described above), which cover a range of styles and sizes. This approach lets us deliver homes faster and keep costs down. However, we understand everyone has unique tastes - so you can certainly personalize your tiny home. You can choose from a palette of exterior colors, select flooring options, and decide on interior paint colors or wall finishes. We also have a few upgrade options (for example, adding a larger deck, extra windows, or higher-end fixtures) that we can discuss with you. Major structural changes or fully custom floor plans aren't feasible with our 4-week prefab process, but we're happy to make minor tweaks or enhancements where possible. And of course, once the home is built, how you furnish and decorate it is entirely up to you! In the end, your tiny home will reflect your style, even if the building blocks come from our proven designs.
Do the homes come furnished?
To keep costs down and allow you to style your home to your liking, our tiny houses come unfurnished. We deliver a clean, finished interior space, and you get to fill it with your own furniture and appliances. This means you can choose a bed or sofa that you find comfortable, install the appliances you prefer, and decorate the space to truly make it your own. If you're not sure how to furnish a small space, don't worry - we have plenty of experience and can offer advice on the best furniture layouts for tiny homes. We can even connect you with local suppliers or interior designers who specialize in small-space living. Optional furniture packages may be offered in the future, but currently we give you the freedom to customize your living space from day one.
What are the payment terms and do you offer financing?
We try to make the buying process as straightforward as possible. Typically, we require a deposit (for example, 30-50% of the price) when you place the order so we can begin construction of your pod home. The remaining balance is usually due upon completion, right before or upon delivery of the house. We will outline the schedule clearly in our contract, including any milestones for payments. As for financing, HD Residence itself does not offer in-house financing, but the overall cost is much lower than a traditional home, which often makes financing less necessary. However, we understand you may want to spread out payments - some clients use personal loans or work with banks or financing companies for this purpose. If you need recommendations, we can guide you to local banks that sometimes provide loans for long-term leasehold properties or construction. We're also open to discussing phased payment plans during the build period. Our goal is to help you make owning a tiny home achievable within your budget.
